Data used in the Real Estate Radar is collected by JLR from transactions published in the Quebec Land Register. This data includes all sales whether handled by real estate brokers or not.

Certain non-representative sales such as sales between related parties, multiple sales, repossession sales, partial sales and sales under $5,000 have been excluded from this analysis in order to establish the market trends. The median price is used to analyze the evolution of prices every month, quarter and semester.

To make data comparable over time, the Real Estate Radar bases its statistics on the publication date of acts in the Land Register. This date is generally within a day or two of the act’s drafting date, but more important delays sometimes occur. This method allows us to avoid retroactive corrections. The use of the act’s drafting date to establish monthly or quarterly statistics would entail constantly adding new transactions to the previous months, eliminating the possibilities for comparison.

The price that permits the division of the data in two: around 50% of sales were concluded at a price higher than the median price and around 50% at a lower price. The median price is preferable to the average price because it is not affected by extreme values.

This is the average over the last 12 periods (monthly average) or last four periods (quarterly average). This moving average shows trends by eliminating transitory fluctuations such as seasonality.

Notification through which a person informs another individual of his intent to exercise his hypothecary right (taking in payment, sale by judicial authority, sale by the creditor and taking possession for purposes of administration). Prior notice for non-payment of immovable taxes are not included.

Act through which the owner of a hypothecated immovable abandons it voluntarily for the benefit of the hypothecary creditor (lender). This act amounts to payment of the debt where it cannot be repaid with money.

Hypothec resulting solely from the law. It can be a hypothec resulting solely from the law and protecting claims from the persons having taken part in the construction or renovation of an immovable. It can also be a hypothec resulting from the law and charging the share of the co-owner in default of payment of the common expenses and contributions to the contingency fund for more than 30 days. Finally, it can be the result from a judicial decision by a judge or court creating the obligation to pay a determinate amount of money.

Variation between now and the same period one year ago. The seasonal aspect of the series hinders comparison with the previous month.
